Do I legally need a fire risk assessment?

If you’re the responsible person for a non-domestic premises or the communal areas of a residential building, yes – the Regulatory Reform (Fire Safety) Order 2005 requires one, and if you have five or more employees it must be recorded in writing. In practice, most landlords, employers, managing agents and building owners need one.

How often should it be reviewed?

There’s no fixed legal interval – it must be kept up to date. In practice most premises are reviewed annually, or sooner if the building, its use, or its occupants change. We’ll send you a reminder when you’re due.

How quickly can you attend?

Typically within 10 working days of you accepting the quote, and often sooner. If you’re up against a deadline, tell us – call 0808 252 4702 and we’ll do what we can.

How long does the assessment take, and do I need to be there?

1-2 hours for a typical small premises, longer for larger or more complex sites. Ideally you should be there to answer any questions and provide relevant documentation, especially for complex cases. You will also have the opportunity to ask the assessor any questions regarding the findings. For smaller premises, eg communal areas, just access via a keypad is possible.

When do I get the report?

Within 7-10 working days of the visit.

What's included at £435, and what makes it more?

£435 +VAT covers buildings up to 2,500 sqft (233 sqm). Price goes up with size, number of floors, complexity and whether people sleep on site. Whatever we quote is fixed — the price on your quote is the price on your invoice.
